Of the build cost, for a full service from first visit to handover.

9 to 12%
Larger projects take a little less as a share of the build.
To planning only
From £4,500
Stages 0 to 3 as a fixed fee, if you want to manage the build yourself.
Planning
Do you need permission?
Permitted development
Many single storey rear extensions, some loft conversions and outbuildings need no planning application if they stay within size limits.
Planning permission
Anything bigger, at the front or side, or on a house that has used up its permitted rights. Usually eight weeks for a decision.
Listed building consent
Any change to a listed building, inside or out. Common in Bath, and something we do every month.
